Welcome to the website of Decent and Safe Homes (DASH) East Midlands
DASH is a project funded by the Government Office for the East Midlands and was created as a regional facility to support the implementation of the Housing Act 2004. The project aims to raise housing standards in the East Midlands region, which will create a fairer and better housing market for all those who own, rent or let residential property whilst protecting those most vulnerable.
We are an East Midlands Regional Partnership Project sponsored by the 3 cities of Derby, Leicester and Nottingham and encourage all Local Authorities and landlords in the East Midlands to become partners.
We currently work with 40 Local Authorities in the East Midlands providing training and best practice guidance. Landlords can take advantage of our events and accreditation scheme to enable them to understand fully property management and how to deal with tenancies.

The website has been updated with a number of important changes:
- Government Response to the Rugg Review ~ published 13th May 2009
- New funding has been secured for EMLAS - The East Midlands Landlord Accreditation Scheme. We can coninue to offer landlords FREE 3-YEAR MEMBERSHIP if they apply to the to EMLAS before 31 December 2009.
- DASH has been commissioned by GOEM to provide research on landlord responses to the implementation of Local Housing Allowance in the East Midlands .
- East Midlands Private Rented Sector Landlord Research ~ Local Housing Allowance. The second DASH resport in the series.

East Midlands Landlord Accreditation Scheme (EMLAS)
An exciting new accreditation scheme will shortly be launched in the East Midlands. This new scheme, called the East Midlands Landlord Accreditation Scheme (EMLAS), will accredit landlords rather than properties, and will have the backing of local authorities across the region. The scheme also boasts a strong quota of landlords on its steering group, ensuring that their interests are represented and acted upon. For more information visit the Accreditation page.
Tenancy Deposit Protection (TDP) Schemes
TDP is a simple process which ensures tenancy deposits are safeguarded against disputes. This is a legal requirement for landlords and will be beneficial for both Landlords and Tenants.
TDP will apply to all new Assured Shorthold Tenancies (ASTs) in England and Wales entered into after 6 April 2007, where a deposit is taken. From this date, tenants should ask their landlord for details of the scheme they are using when signing a new tenancy agreement.
