Fire Safety Plans for Houses in Multiple Occupation and Other Dwellings

Following changes under the Building Regulations and the Regulatory Reform (Fire Safety) Order, and the publication of the LACoRS national guidance on Housing - Fire Safety, the DASH Fire Safety Plans [20.71mb] guide has now been reviewed and updated to reflect the current best practice advice.
Thirtyone different floor plans have been considered for a fire safety scheme applicable to different categories of premises. In some cases, the same floor plan has been assessed with different occupancies e.g. single family and shared houses. This is to give an indication of the different risks that accompany different types of occupancy. The categories used for occupancy are:
- Single family houses (plans 1,2,3,4, and 5)
- Shared houses (plans 6,7,8,9 and 10)
- Shared houses provided supported lodgings (plans 11 and 12)
- Single family and shared flats over commercial premises (plans 13,14 and 15)
- Self-contained and open flats (plans 16,17,18 and 19)
- Mixed occupancy of self-contained flats and bedsits (plans 20,21,22 and 23)
- HMO type Bedsits (plans 24,25,25,26,27,28,29,30 and 31)
The fire safety scheme for each plan offers a fire safety solution which could be applied to achieve a reasonable standard of fire safety. However, this is a guide and does not offer 'off the peg' solutions - alternative solutions are available. Provided that the principles and methodolgy of risk assessment and fire safety are applied, no additional works should be nexcessary to meet any of the requirements.
